Whenever you list your property with me, I'll add your property immediately online to Realtor.ca, our Brand Realty Group YouTube channel and various Social Media sites so that all potential Buyers as well as other agents can immediately access your property information. Setting the Listing Price 

Each Real Estate market in this region is a different market to sell in. The steps to determine a Listing Price for your property has many moving parts and to determine an accurate value for your home starts with a Comparative Market Analysis. 

This process is a tool used by Real Estate professionals to estimate the current value of a property by evaluating similar properties in the area. Below are a few points that I would investigate to help me to determine how we could achieve the best Listing Price for your property and ultimately the best Sale Price.  

Comparative Market Analysis

  • 1. Location, location, location
  • 2. Square footage, bedrooms/baths
  • 3. Property age, condition
  • 4. Special features or updates 
  • 5. What has a comparable property to your property sold for?
  • 6. Was it on the open market?
  • 7. How long was it on the open market?
  • 8. Did it sell privately?  
  • 9. What are the market conditions? 
  • 10. Evaluate your competition (new listings) 

Pricing Your Home

Real Estate markets can fluctuate quickly. A Seller's Market, a Buyer's Market or a Balanced Market all have an impact on the Listing Price strategy that could be implemented. Analyzing the Real Estate Market in your area & what your current competition looks like is essential to setting an attractive Listing Price to make your property stand out & attract qualified Buyers. The way I do this, is by first visiting your property which will allow me to generate a Comparative Market Analysis (CMA) report. This report will show you a range of prices being paid for comparative homes in your area & how long they were on the market.
